Job Description:
Director, Facilities at CARGO Therapeutics Reporting to the Head
of Finance, CARGO is hiring aDirector, Facilities. The position is
responsible for managing and executing the maintenance and support
of laboratory and administrative facilities (i.e. building
utilities, HVAC, control systems, equipment maintenance and
calibration). The position is also responsible for the ongoing
planning and execution of building repairs, upkeep, and
maintenance. In addition, the Director oversees the day-to-day
activities of security, janitorial activities, lab and office
areas, and associated contractors in a multi-tenant three story
building. The role is based in San Mateo, CAbut may also be
suitable for a hybrid arrangement.
WHAT YOU'LL DO AT CARGO THERAPEUTICS
- Ensure that all facility utilities are 100% operational and
maintained in support of business activities and achievement of
corporate goals
- Partner with our building management company to oversee the
functioning and maintenance of building systems including
mechanical, electrical, and fire/life safety, BMS, lighting
controls, and related systems
- Oversee and ensure compliance with EH&S required permits,
programs and training
- Recommend priorities and general strategies for facilities
planning and plans for best allocation and utilization of space and
resources for existing buildings and for future location
- Manage space planning for office and lab, storage areas, and
furniture purchasing
- Maintain and manage the budgets for office space build-outs and
remodels, as well as ongoing operating expenses for leases,
furniture purchases, moves, repairs, and related projects
- Manage and mentor Lap Operations staff.
- Recommend solutions and implements appropriate corrective
actions for major and complex maintenance issues.
- Primary point of contact for all facilities-related operational
and administrative matters, including facilities supervision,
facilities safety, and sustainable office practices
- Manage office premises, functions and activities on site
including daily building operations, staff occupancy, housekeeping
and office supply vendors
- Oversee the management of supplies, food and beverage including
pantries and food service and contracts, special requirements for
office related events and celebrations and inventories.
- Respond to facilities work requests from staff and management,
execute solutions, manage tasks through completion and follow up to
measure results
- Act as Safety Officer for programs developed in collaboration
with an EH&S consultant. Manage OSHA safety protocols for lab
and office safety, maintain and oversee emergency action plans for
building and office, including emergency broadcast systems and
managing routine emergency drills; oversee ergonomic assessments;
manage indoor air quality, water purity and surface safety; ensure
all health and safety guidelines are documented, communicated, and
continually upheld for safety equipment, emergency drills and
trainings
- Coordinate with property manager and owner representative on
certificates of insurance, compliances for life safety, other
related items
- Responsible for coordinating repair and maintenance of entire
office including environmental systems, interior fit out,
furnishings, equipment, and appliances. Manage external vendor
relationships related to facilities and maintenance and prepare
quotes and bid requests for approval
- Track facilities operations to uphold contracts for repairs and
maintenance, trash and recycling, pest control, security vendors,
janitorial and plants as applicable
- Document and maintain facilities fixed assets, record
inventories and report changes to accounting
- Maintain site security by providing office and lab access
controls and ensuring proper staff and visitor access procedures
are followed. Manage camera functionality as applicable
- Oversee shipping and receiving operations, janitorial, and
manage facilities staff and contractor training on current SOPs and
procedures
- Upgrade associated utilities as required for new equipment
installations
- Manage plans for calibration and preventative maintenance of
all GMP equipment, lab equipment, and utilities. Utilities to
including compressed gases, HVAC systems, electrical, life safety,
and emergency power system (UPS)
- Organize and manage records keeping of preventative
maintenance, calibration, facilities cleaning activities according
to cGMP/GLP requirements
- Maintain up to date records for all state, federal, and local
licenses and inspections
- Partner with real estate planning team involved in managing
impact of external construction and sub-lease activities within the
building as well as landlord interactions
- Work with purchasing on vendor selection and management,
ensuring consistent delivery of acceptable deliverables
- Install and manage systems that monitor critical laboratory
assets
- Assist in development of Business Continuity Processes for
mission critical business systems and lab processes
- Manage all proposed construction/facility modifications THE
RIGHT STUFF: Required Experience & Qualifications
- Bachelor's degree or equivalent combination of education and
experience in engineering, facilities/construction management or
similar discipline preferred with at least 12 years of facility
supervisory building operations experience in the biotechnology or
pharmaceutical industry
- Experience with cGMP site, including process sciences and
development
- Hands on experience of mechanical, electrical, HVAC, boilers,
water systems and compressed gases required
- Experience with Building Management software strongly
preferred
- Control automation and PLC experience is a plus
- Able to successfully manage an experienced team as well as
train entry-level personnel
- Willingness to put internal customer needs first
- Must be able to work off hours as part of the on-call
rotation
- Excellent interpersonal, verbal and written communication
skills
- Self-motivated, high energy level and a positive outlook
coupled with a can do attitude and a willingness to do what it
takes to achieve personal and organizational goals and overcome
obstacles
- Proficient with Microsoft Office products and Microsoft Teams
PAY RANGE* The combined pay range for this role is from $180,000 -
$210,000. Title and salary will be based on our assessment of
skills and experience relevant to our needs for the role. ABOUT
